Bio@Us is a small countryside retreat in the hills of Falerone. Four luxury rooms sit inside the villa. Five furnished safari tents stand among the olive trees. Four simple tent pitches and one camper place welcome travellers who prefer to bring their own shelter.
The farm, handmade products, wildlife, celebrations and hospitality all belong to the same place. Nothing has been added merely to fill a brochure. Everything begins with the land and the kind of days we want guests to remember.

Warm afternoons
A small pool with a wide open view.
The seasonal pool measures approximately four by five metres. It is made for cooling down, floating for a while and watching the hills continue beyond the water.

The farm behind the stay
Olive trees, fruit, herbs and work that changes with the season.
Bio@Us is not a hotel placed beside farmland. It is an agricultural place where hospitality grew into the existing rhythm of the land. Around seven hundred olive trees, fruit trees, herbs, flowers, woodland and wildlife shape what happens here.
The farm continues into the things we make: soap, tea, herbs, preserves and other small batch products created with traceable ingredients and close attention.

The land is shared
The night belongs to more than the people sleeping here.
Deer, foxes, porcupines, wild boar, birds of prey and countless smaller creatures move through the wider landscape. Wolves are present in the region too, although they are naturally elusive and encounters are unusual.
Wildlife remains wild. We protect its space, ask guests to observe from a respectful distance and allow the countryside to continue being itself.

Before you arrive
Quiet hospitality for adults and families with teenagers.
Bio@Us welcomes adults and families travelling with teenagers aged fourteen and over. Guests under eighteen must stay with a parent or legal guardian. Guest pets are not permitted.
Couples, friends and families come in many forms. LGBTQ+ guests are explicitly welcome. Nobody needs to explain who they love or how their family is made.
Special requests are welcome and remain subject to availability and written confirmation. Tell us what would make your stay easier, quieter or more meaningful, and we will tell you honestly what is possible.
